What does FF&E procurement include?
FF&E covers all moveable items in a hotel: beds, sofas, desks, chairs, lighting fixtures, curtains, carpets, and decorative elements. Archidecors manufactures custom furniture in-house and coordinates fixtures and equipment through trusted partner networks.
What is the lead time for hotel FF&E projects?
Typical lead times range from 8-16 weeks depending on project scope. A 100-room hotel takes approximately 12 weeks from design approval to delivery. Rush orders for 50 rooms or less can be completed in 6-8 weeks.
Do you ship FF&E internationally?
Yes. We deliver FF&E projects worldwide. Recent projects include Grand Soho Hotel in New York City and Katara Hills Hilton in Doha, Qatar. We handle FOB Istanbul, CIF, or DDP shipping terms.
How an FF&E Project Runs With a Manufacturer
The actual procurement workflow, model-room-first, so a single guestroom is signed off before a single container is built.
Model Room Build
We build one complete prototype guestroom (or a full lobby vignette) to the approved drawings before batch production. The operator and designer physically inspect finish, comfort, dimensions, and fabric in person. This is where spec gaps surface, not after 100 rooms are made.
Operator Sign-Off
The brand standard team (Hilton, Marriott, IHG, Accor, Hyatt) and the project designer formally approve the model room. We log the signed-off specification as the single production reference. Any later change is a documented variation, not a surprise.
Batch Production
Once the model room is locked, we run the full quantity in our Modoko, Istanbul facility against the frozen spec. In-house upholstery, casegoods, and finishing keep every unit identical to the approved sample.
Pre-Shipment QC
Each batch is checked against the approved model room: dimensions, finish match, hardware function (soft-close, drawer glides), fabric lot consistency, and fire-test documentation for the relevant standard. Buyer or third-party (SGS/Bureau Veritas-style) inspection can join before loading.
Container Loading
We supervise loading personally, room-by-room or area-by-area packing maps, export-grade crating and corner protection, photographed load plans, and a packing list keyed to your install sequence so the site team unloads in the right order.
On-Site Install
Our own or partnered install crew assembles and places on site, with snag-list resolution. For US and Gulf projects we coordinate with the GC and local labor on timing, freight elevators, and protection of finished areas.
Scope by Hotel Area
What we manufacture in-house versus what we coordinate, area by area, so there is no grey zone in your FF&E matrix.

5-Star Hotel FF&E Standards
The standards international operators require on their approved-supplier lists; compliant fabrics and test reports available on request.
CAL 117 (US Market)
California Bureau of Home Furnishings fire test. Marriott, Hilton, Hyatt operator supplier-list requirement. Pass-through testing for cushion fillings and flame-retardant upholstery fabrics.
BS 5852 (UK + EU)
British Standards Match Test and Crib 5 ignition tests. IHG, Accor, Premier Inn operator approved-list requirement. Cigarette test, match test, and crib 5, three-level certification.
IMO FTP Code (marine + cruise)
International Maritime Organization Fire Test Procedure. Mandatory for yacht-hotel, marina-club, and cruise hospitality projects. Toxic emission, flame spread, and smoke opacity testing.
100,000+ Martindale (contract-grade)
High-traffic seating and upholstery abrasion benchmark. 25K residential, 50K light contract, 100K+ heavy contract (hotel lobby, restaurant). Our fabrics typically pass 120-180K test cycles.
ISO 9001 + FIRA testing
ISO 9001 production quality management system, plus FIRA-tested components available on request. Project test-set reports archived per batch and provided to hospitality buyers on request.

Niche Technical Details in Hotel Furniture
Technical line items that frequently appear in operator spec sheets.
Tufted Headboard & Banquette
Classic tufted headboard with 8 cm high-density foam core + 100K+ Martindale fabric + flame-retardant impregnation. Banquette (long bench) lobby and restaurant use shares same construction with metal foot reinforcement.
Contract-Grade Beech Solid
Lobby chair frames in European beech solid (16-22 mm), 8-10 year heavy-use guarantee. Channel-joinery + adhesive + dowel combination prevents twist, crack, or loosening.
Bookmatched Walnut & Brass Inlay
Reception desks and presidential suite panel walls in bookmatched (mirror-matched) natural wood veneer. Brass inlay details (1-3 mm high-purity brass) feature in Art Deco hospitality design.
Carrara/Calacatta Lobby Stone
Calacatta Marble or Calacatta Borghini dense-veining preferred for lobby counters and restaurant tables; Carrara Bianco fits minimalist palettes. Quartz alternatives (Caesarstone) common in bathroom counters for maintenance.
Soft-Close Minibar Doors
Blum or Hettich soft-close hinges for minibar doors, guest noise experience. Thermoelectric or semi-active cooler with insulated plastic interior shell + wood exterior cladding combination.
Layered Blackout Curtain System
Premium hotel uses 3-layer curtain: daylight sheer + decorative fabric + blackout (light-blocking lining). Motorized rod + smart room integration (KNX, Crestron) optional per operator standard.
Hotel FF&E Supplier Selection Criteria
8 control points in operator supplier-approval flow.
- 1ISO 9001 production quality management system certification
- 2CAL 117 + BS 5852 fire test certificates (per batch)
- 3FIRA test reports (Furniture Industry Research Association)
- 4In-house production ratio (outsourcing >25% = risk signal)
- 5Material transparency (fabric supplier, foam source, wood origin)
- 6Lead time commitment + penalty clauses (delay = daily 0.1-0.3%)
- 7Sampling process (2-3 weeks) + revision capacity (3-5 rounds)
- 8On-site installation team availability (own vs partner)
Export & Logistics for Overseas Hotels
How a Turkish-made FF&E order reaches a hotel site in the USA, the Gulf, or Europe.
Incoterms We Work On
FOB Istanbul (you control the ocean leg and import), CIF (we cover freight and insurance to your destination port), or DDP (we deliver duty-paid to site, simplest for buyers without a local import setup). We size the right term to your team and budget per project.
Documentation Pack
Commercial invoice, packing list keyed to the install sequence, certificate of origin, fumigation/ISPM-15 heat-treated pallet certificates, bill of lading, and project fire-test reports for the relevant standard. Clean paperwork is what keeps a container out of customs hold.
Typical Sea-Freight Transit
Indicative ocean transit from Istanbul: roughly 2-3 weeks to US East Coast, 3-5 weeks to US West Coast, about 2 weeks to the Gulf (Doha, Dubai), and 1-2 weeks to most Mediterranean and Northern European ports. Transit is in addition to production lead time and varies with carrier schedule and season.
Loading Supervised, Not Outsourced
We do not hand cargo to a third party and walk away. Loading is supervised in-house with photographed load plans and room-by-room maps, so what leaves the factory is documented and matches what your site team expects to unload.
Why Buy From the Manufacturer, Not a Trading Company
On an FF&E project, the difference between a factory and a middleman shows up in accountability.
One Accountable Party
When the maker is the seller, there is no finger-pointing between a trader and an unnamed sub-factory if a finish is off or a date slips. The model room you approved and the units you receive come from the same floor.
Direct Spec Control
A trading company relays your spec to a factory it does not own; detail gets lost in translation. We hold the drawings, run the line, and answer to you directly, so a fabric, foam density, or joinery change is made at source, not negotiated through a layer.
Honest Material Transparency
We name the fabric, foam source, and wood origin, and we source CAL 117 / Crib 5-compliant fabrics on request with lot-level fire test reports. A reseller often cannot tell you what is actually inside the cushion.
No Hidden Margin Stack
Buying direct from a 1981 factory removes the trader markup layered on top of the real production cost. Your budget buys furniture, not a chain of intermediaries.
