What FF&E Covers
Furniture, Fixtures & Equipment, meaning every moveable item: beds, sofas, desks, chairs, lighting, curtains, carpets, decorative elements. We manufacture the furniture part of that list in-house. When a project needs curtains, lighting or carpets, we refer it to professional partners.
Lead Times
A mock-up room takes about six weeks to produce. The schedule for the full hotel is set per project once the scope is fixed. Samples are ready in 2-3 weeks.
Shipping Terms
We deliver worldwide on FOB Istanbul, CIF or DDP terms. Packing and container loading are supervised by our own people, and an installation team can come to site when needed.

As of mid-2026, per-room FF&E budgets for 4-5 star hotels range $8K-$25K: standard rooms $8K-15K, junior suites $15K-25K, presidential suites $25K-50K. Take the standard room as 1.0 and a junior suite lands near 1.7x, a presidential suite near 3.3x; currency moves the number, the ratio mostly holds. Budget is driven by room size, material class (contract-grade vs luxury), the operator's brand standard, local import duties and decorative elements.
Does Turkey offer lead-time advantages over Italian alternatives?
Yes. We start with a mock-up room, which takes about six weeks to produce; the schedule for the full hotel is set per project once the scope is fixed. Being in Istanbul helps: the supply chain is short, materials are stocked locally and production control stays in-house. Sea transit depends on the route and is added on top of production; we work on FOB Istanbul, CIF or DDP terms.
What is the difference between FF&E and OS&E?
FF&E (Furniture, Fixtures & Equipment) covers fixed or semi-fixed furniture, lighting and equipment items. OS&E (Operating Supplies & Equipment) covers daily operational supplies: linens, towels, kitchen equipment, minibar service plates. Archidecors manufactures FF&E furniture in-house and coordinates OS&E through trusted partners. We don't make curtains, lighting or carpets; when a project needs them we refer it to professional partners.
Do you accept boutique hotel projects under 50 rooms?
Yes, we take on 20-50 room boutique hospitality projects. The mock-up room takes about six weeks, and the full schedule is set per project once the scope is fixed. A boutique property also leaves more room for custom design: 4-6 different room layouts per property are feasible.
Which fire certifications are required for hotel furniture?
Hotel buyers commonly require one of three fire standards: CAL 117 (California, US market), BS 5852 (UK, Match Test and Crib 5), and IMO FTP Code (international maritime, for cruise/yacht hotels). We source CAL 117 / Crib 5-compliant fabrics on request, offer fire-retardant foam fillings and flame-retardant impregnated fabrics, and arrange lot-level fire test reports for the relevant standard per project.
Carrara or Calacatta marble for hotel interiors?
For lobby and restaurant counters, Calacatta Marble or Calacatta Borghini is the usual choice, because its dense veining masks stains well under heavy traffic. Carrara Bianco looks lighter and more matte, and it stains faster. Spa areas favor Bianco Carrara or Statuario, while bathroom counters often switch to quartz alternatives (Caesarstone, Silestone) for easier maintenance.
What are minimum order values and payment terms?
There is no fixed minimum: we assess each project by scope, and single pieces are made too. Payment terms are set out in writing with each quote, per project. A letter of credit (LC) is standard for export projects, and bank transfer is common domestically. Contracts run in USD or EUR, because raw material commitments are priced in USD and TRY-based contracts are not feasible.
Can I visit the factory?
Yes, and we encourage it: you see the production lines running, handle physical material samples and meet our craftsmen. For international architects and project managers we suggest hotels in the Modoko/Umraniye area and arrange transportation. Please give us 5+ business days of notice.
How does the hotel FF&E procurement workflow run with a manufacturer?
The workflow is model-room-first: we build one complete prototype guestroom or lobby vignette to the approved drawings, the operator's brand-standard team and the designer physically sign it off, and that approved sample becomes the locked production reference. Batch production then runs at our Istanbul facility: pre-shipment QC checks every batch against the approved model room, we supervise container loading with room-by-room packing maps, and our own or a partnered crew installs on site. Spec gaps surface on one room, not after one hundred.

How an FF&E Project Runs With a Manufacturer
The actual procurement workflow, model-room-first, so a single guestroom is signed off before a single container is built.
Model Room Build
We build one complete prototype guestroom (or a full lobby vignette) to the approved drawings before batch production. The operator and designer physically inspect finish, comfort, dimensions, and fabric in person. This is where spec gaps surface, not after 100 rooms are made.
Operator Sign-Off
The operator's brand-standard team and the project designer formally approve the model room. We log the signed-off specification as the single production reference. Any later change is a documented variation, not a surprise.
Batch Production
Once the model room is locked, we run the full quantity in our Istanbul facility against the frozen spec. In-house upholstery, casegoods, and finishing keep every unit identical to the approved sample.
Pre-Shipment QC
Each batch is checked against the approved model room: dimensions, finish match, hardware function (soft-close, drawer glides), fabric lot consistency, and fire-test documentation for the relevant standard. Buyer or third-party inspection can join before loading.
Container Loading
We supervise loading personally, room-by-room or area-by-area packing maps, export-grade crating and corner protection, photographed load plans, and a packing list keyed to your install sequence so the site team unloads in the right order.
On-Site Install
Our own or partnered install crew assembles and places on site, with snag-list resolution. For US and Gulf projects we coordinate with the GC and local labor on timing, freight elevators, and protection of finished areas.

Junior Suite ($15K-25K)

Lobby chair frames in European beech solid (16-22 mm), specified for heavy use; warranty is 2 years. Channel-joinery + adhesive + dowel combination prevents twist, crack, or loosening.
