The actual procurement workflow, model-room-first, so a single guestroom is signed off before a single container is built.
We build one complete prototype guestroom (or a full lobby vignette) to the approved drawings before batch production. The operator and designer physically inspect finish, comfort, dimensions, and fabric in person. This is where spec gaps surface, not after 100 rooms are made.
The brand standard team (Hilton, Marriott, IHG, Accor, Hyatt) and the project designer formally approve the model room. We log the signed-off specification as the single production reference. Any later change is a documented variation, not a surprise.
Once the model room is locked, we run the full quantity in our Modoko, Istanbul facility against the frozen spec. In-house upholstery, casegoods, and finishing keep every unit identical to the approved sample.
Each batch is checked against the approved model room: dimensions, finish match, hardware function (soft-close, drawer glides), fabric lot consistency, and fire-test documentation for the relevant standard. Buyer or third-party (SGS/Bureau Veritas-style) inspection can join before loading.
We supervise loading personally, room-by-room or area-by-area packing maps, export-grade crating and corner protection, photographed load plans, and a packing list keyed to your install sequence so the site team unloads in the right order.
Our own or partnered install crew assembles and places on site, with snag-list resolution. For US and Gulf projects we coordinate with the GC and local labor on timing, freight elevators, and protection of finished areas.

FOB Istanbul (you control the ocean leg and import), CIF (we cover freight and insurance to your destination port), or DDP (we deliver duty-paid to site, simplest for buyers without a local import setup). We size the right term to your team and budget per project.
Commercial invoice, packing list keyed to the install sequence, certificate of origin, fumigation/ISPM-15 heat-treated pallet certificates, bill of lading, and project fire-test reports for the relevant standard. Clean paperwork is what keeps a container out of customs hold.
Indicative ocean transit from Istanbul: roughly 2-3 weeks to US East Coast, 3-5 weeks to US West Coast, about 2 weeks to the Gulf (Doha, Dubai), and 1-2 weeks to most Mediterranean and Northern European ports. Transit is in addition to production lead time and varies with carrier schedule and season.
We do not hand cargo to a third party and walk away. Loading is supervised in-house with photographed load plans and room-by-room maps, so what leaves the factory is documented and matches what your site team expects to unload.
On an FF&E project, the difference between a factory and a middleman shows up in accountability.
When the maker is the seller, there is no finger-pointing between a trader and an unnamed sub-factory if a finish is off or a date slips. The model room you approved and the units you receive come from the same floor.
A trading company relays your spec to a factory it does not own; detail gets lost in translation. We hold the drawings, run the line, and answer to you directly, so a fabric, foam density, or joinery change is made at source, not negotiated through a layer.
We name the fabric, foam source, and wood origin, and we source CAL 117 / Crib 5-compliant fabrics on request with lot-level fire test reports. A reseller often cannot tell you what is actually inside the cushion.
Buying direct from a 1981 factory removes the trader markup layered on top of the real production cost. Your budget buys furniture, not a chain of intermediaries.
