We build custom FF&E for resorts and experiential hospitality direct from our Modoko factory in Istanbul: lobbies, suites, pool and outdoor lounges, restaurants and spa. One accountable team holds the design, materials, soft goods and export paperwork together, so a destination property reads as a single, coherent collection.
A resort is not one room repeated. Arrival, lounge, suite, pool deck, restaurant and spa each ask for a different build, a different material logic and a different level of exposure. We produce all of these from a single Modoko factory, which keeps the design language consistent from the lobby a guest walks into to the daybed on the deck and the headboard in the suite.
Our capability covers the full FF&E spread for destination hospitality: reception desks and lobby seating; guest room and suite case goods, beds, headboards and lounge chairs; pool and outdoor lounge sets; restaurant and bar contract seating and tables; and spa and wellness furniture. Because every piece is made to order, we build to the property design intent rather than fitting a property into a stock catalogue.

Material Logic
Destination properties punish the wrong material. Sun, salt air, humidity and heavy daily turnover sit behind every outdoor and high-traffic zone. We pick the build to the exposure of each space, then confirm the recommended specification in the proposal so your QC team can verify it before production.

The fire-performance standards named above (CAL 117, Crib 5, BS 5852, BS EN 16139) and high-rub fabric grades are matched to your project on request and documented with supplier test reports. We describe them as compliant options on request, not as in-house certifications.
