Walk-In Closet & Dressing Room

Built for Scale: One Standard, Hundreds of Units
The hard part of branded residence furniture is not making one beautiful closet. It is making the three-hundredth closet identical to the first, on schedule, while the penthouse floor gets a bespoke layer of its own. That is a production problem, and we are set up as a production partner for it: joinery, upholstery, stone tops and metal detailing under one roof in our Istanbul facility, running made-to-order programs since 1981.
We structure packages in two layers. A signature layer holds one brand standard across all units, produced in phases that follow your fit-out schedule. A bespoke layer covers penthouses and premium unit types, where surfaces, materials and detailing step up for the buyers paying the highest premium.
Every program starts from your design team's intent: we produce shop drawings and 3D visuals, sample finishes and fabrics for sign-off before the main run, and phase deliveries floor by floor or building by building. Export runs on FOB, CIF or DDP incoterms with documentation handled in-house.

How We Work with Developers and Fit-Out Teams
- Brief and unit mix. You send unit plans or design intent, the unit mix and count, target finish level and fit-out schedule. We respond with a capability fit assessment and a sample unit package proposal.
- Shop drawings and samples. Technical drawings and 3D visuals per unit type, then finish and fabric sampling, signed off before the main production run.
- Phased production in Modoko. Made to order in our own Istanbul factory under ISO 9001:2015 quality management, sequenced to your fit-out program.
- Export and site coordination. FOB, CIF or DDP incoterms, export documentation in-house, and delivery phasing coordinated with your fit-out contractor.
We work directly with developers or through the appointed fit-out contractor and FF&E procurement team, whichever structure the project uses. Why do developers use bespoke casegoods instead of stock furniture in branded residences?
Branded units sell at a premium over comparable non-branded stock, and buyers expect that premium to be visible inside the unit. Stock furniture cannot express a brand design language; bespoke casegoods can, because they are built to the property design intent: proportions, materials, integrated lighting and hardware chosen for that brand. In quiet-luxury registers especially, the walk-in closet, media wall and bar unit are the pieces buyers notice first.
Do you work with the developer directly or through the fit-out contractor?
Both. We can contract directly with the developer or supply through the appointed interior fit-out contractor or FF&E procurement team, whichever structure the project uses. In either case we work from the design team drawings, produce shop drawings for sign-off, and coordinate delivery phasing with the site program.
