What a Hotel Soft Refurbishment Covers

Guest reviews rarely mention the building. They mention a tired sofa, a stained headboard, a scratched desk. Those are exactly the pieces a soft refurbishment replaces, and they are the pieces we make.

Re-upholstery

Guest room sofas, armchairs and lobby seating re-covered with new foam and contract-grade fabric where the frames are sound. The fastest visible change per room.

Upholstered Headboard Walls

A full-width upholstered or veneered headboard wall replaces a single headboard and resets the whole room, with bedside shelves and reading-light cut-outs planned in.

Casegoods Refresh

Desks, wardrobes, TV and minibar units re-veneered or rebuilt to the same footprint, so electrical points and room layout stay where they are.

Restaurant and Lobby Seating

Banquettes, booths and lounge seating for the public areas, produced in the same run so the finishes match the rooms.

Carpets, curtains and lighting are procured by the fit-out contractor or FF&E agent on the project. We coordinate our dimensions and installation dates with them, so the room comes together on one schedule.

Phased Floor by Floor, Starting With a Mock-Up Room

  1. Site survey and room inventory. We measure every room type, note which frames can be re-upholstered and which pieces are replaced, and list quantities per floor.
  2. Mock-up room. One room is produced and installed first, with fabric, veneer and finish samples signed off before the main run.
  3. Batch production in Istanbul. Batches follow the floor or wing sequence agreed with your operator, produced in our own factory under ISO 9001:2015 quality management.
  4. Installation per floor. Each batch is delivered and installed while the rest of the hotel keeps operating. Export documentation is handled in-house on FOB, CIF or DDP terms.

Saudi Arabia and the Gulf: we usually supply through the fit-out contractor or FF&E agent appointed on the project and phase deliveries to their programme.

Can the hotel stay open during the furniture renovation?

Yes, that is how we plan it. Rooms are grouped by floor or wing, production runs in batches that match those groups, and each group is installed while the rest of the hotel keeps selling. The first batch is preceded by a mock-up room that you approve before the main run.

Do you re-upholster existing furniture or replace it?

Both, decided piece by piece after the site survey. Where frames are sound, re-upholstery with new foam and fabric is usually the better value; where they are not, we produce new pieces to the same footprint so the room layout does not change. Headboards are often replaced with a full upholstered headboard wall, which changes the room more than any single piece.

What does your scope cover, and what does it not?

We cover furniture, fixed joinery and upholstery: seating, beds and headboards, headboard walls, desks, wardrobes, TV and minibar units, and restaurant or lobby banquettes. Carpets, curtains and lighting are procured by the fit-out contractor or FF&E agent on the project, and we coordinate our dimensions and installation schedule with them.

Which fabrics do you use for hotel re-upholstery?

Contract-grade fabrics selected for the destination market, including fire-rated options where the project requires them, supplied with the fabric manufacturer's test reports. Our own company certification is ISO 9001:2015 quality management.

Do you work on hotel renovations in Saudi Arabia and the Gulf?

Yes. In Saudi Arabia and the wider Gulf we usually supply through the fit-out contractor or FF&E agent appointed on the project, with export documentation handled in-house and delivery phased to their programme. Our Gulf reference is villa furniture for Katara Hills in Qatar.

How long does a hotel renovation furniture package take?

The schedule is set per project once the scope is fixed, because room count, batch size and finish level change it. The mock-up room comes first; once it is approved, batches follow the floor sequence you set with your operator.
